We are real estate and property management company based in Prague, Czech Republic. Since 2014 we deal with real estate transactions on private and commercial basis. Our long term experience in commercial, technical and legal field is embedded in CzechRE, where we are focusing on support and advisory to foreign real estate buyers in the Czech Republic. Unlike property sales agents, brokers or regular real estate agencies, which work primarily for the domestic seller, we work solely for the property non-resident buyers.   • Land Registry process is quick and efficient. You will get your Title Deed in 21 to 28 days.

  • Annual property tax is very low at around 0,01 % of the property value. Rental income tax is also low at effective 9 %.
  • Czech Republic, including Prague remains a very safe location.

For foreign investors, areas depicted on the map below are the most interesting, however we don't limit ourselves only to these. Main focus remains on Prague with broad investment opportunities for both long and short term rentals, but also as a second home. Mountain areas, Lake Lipno and historical gem Cesky Krumlov should be considered for holidays rentals. Also some of the spa towns like Marianske Lazne, Karlovy Vary or Teplice can be considered.

q What is the cost for your services?
a Legal packages are set with fixed per hour rate, while after review of your case we inform you about expected total fee for the contract negotiation. Standard and advanced packages are set wih % of sales price. Depending on scale of your investment and complexity of the case, the fee varies between 1,8 % and 3,5 %. After purchase rental services are priced individually.


With purchase of property do I receive residency status? q
Like nearly all EU countries, Czech Republic doesn't have golden visa programme linked to property purchase. However ownership of any property would facilitate the process of obtaining long term residency status. This is valid for non-EU nationals. For EU citizens are valid general EU rules. a


Can property be purchased in Euro or US Dollar? q
As standard sales prices are denominated in the national currency - Czech koruna (CZK). However many sellers agree to use EUR or sometimes even USD. This is negotiated case by case. a


q Can we procure a property as foreign corporation?
a Yes, real estate can be purchased by a company with seat in another country, EU and non-EU.
